About The Colony Water Damage Pros

A local dispatch line for water damage and mold in The Colony, TX, with licensed and insured restoration professionals behind it.

What we do

The Colony Water Damage Pros is a 24/7 dispatch line for water damage restoration and mold remediation serving The Colony, TX and nearby Frisco, Lewisville, Plano, Carrollton and Little Elm. When you call, we ask what happened, what you have already done and whether anyone is at risk, then arrange licensed and insured restoration professionals for your job.

We keep the model simple on purpose. You get one number to call, a clear explanation of the scope and how the price is set before any work starts, and a written record of moisture readings and photos for your insurance file.

How we work

Our work follows two published industry standards. ANSI/IICRC S500 covers water damage restoration and ANSI/IICRC S520 covers mold remediation. We encourage you to ask any company you consider, including us, whether its crews work to those standards and what its Texas licensing status is for mold work.

We do not publish prices, because water damage cost depends on the water category, the area affected, the materials involved, drying time and rebuild scope. We explain those factors in plain language instead, and every job starts with an on-site assessment so the scope is based on what is actually wet.

What we will not do

We will not promise an arrival time, because traffic, weather and crew availability change by the hour. We offer same-day response when it is available and tell you honestly when it is not.

We will not promise that an insurance claim will be approved. Coverage depends on your policy, the cause of the loss and your insurer. We also will not sell water damage restoration for a problem that is really a waterproofing, plumbing or roofing job. If the fix belongs to another trade, we say so.

What happens when you call

The person on the line asks four things first: where you are, what happened, whether the source is stopped and whether anyone is near electrical equipment. Those answers decide what we tell you to do in the next few minutes and what kind of crew and equipment the job needs.

From there, a crew is arranged and you hear what to expect. If the job needs extraction, the crew brings pumps and extraction units. If the structure is wet but the water has stopped, the crew brings moisture meters, a thermal imaging camera, air movers and dehumidifiers. If the damage is mostly rebuild or mold, the first visit is an assessment so the scope is written down before anything is torn out.

Questions worth asking any restoration company

Whoever you call, a few questions separate a careful company from a careless one. They also protect your insurance claim, because the paperwork a crew creates becomes part of your file.

  • Does your crew work to ANSI/IICRC S500 for water damage, and S520 if mold is involved?
  • Will you give me a written scope of work and explain how the price is set before you start?
  • Do you record moisture readings and take photos at the start and during drying?
  • For mold, who does the testing and who does the removal? In Texas, the same person generally cannot do both on one project.
  • What permits, if any, will the repair stage need, and who will pull them?
  • What is not included, and what would change the scope?

Where our calls come from

Most calls start with a failed supply line, a water heater, a washing machine hose, an AC condensate line, a roof leak or a freeze. Lakeside neighborhoods near Lewisville Lake add runoff and storm water to that list. The February 2021 winter storm, FEMA disaster DR-4586, put Denton County on the federal declaration, and freeze damage remains a seasonal pattern here.

For storm water or groundwater, our flood damage restoration page explains how that work differs from a burst pipe. For problems after the water is gone, see water damage repair and mold remediation.

Based in The Colony

Our address is 4711 State Highway 121, The Colony, TX 75056. Because crews are dispatched to job sites around the clock, please call before visiting.

Being based on State Highway 121 puts dispatch close to the lake neighborhoods, the Main Street corridor and the Frisco and Lewisville borders. That proximity helps us plan routes, but we never promise a specific arrival time, since traffic and crew availability change by the hour.

The Colony sits on Lewisville Lake in Denton County, and many of our calls come from familiar causes: failed supply lines, water heaters, AC condensate drains, roof leaks and freeze damage.
